Following the closure and decommissioning of Aberthaw Power Station, Savills Cardiff development team is bringing the site to market.

With a pedigree for power generation and forming part of Wales critical energy infrastructure, the station has been a visible part of the coastline for the last 6 decades. Now decommissioned, the site provides an exciting redevelopment opportunity for a potential number of alternative uses. Known as The Leys, the 500 acre brownfield site is situated 6.5 miles west of Cardiff airport, within a wider strategic area identified for growth within the Local Development Plan.

The Leys comprises decommissioned power generating equipment and buildings, coal store, agricultural land and a nature reserve adjacent to Leys Beach and the Wales coastal path. It also benefits from significant on-site infrastructure including a private rail head, internal road network and substations operated by National Grid.

Scott Caldwell, head of Savills development, says: “The Leys is one of the largest and most versatile strategic opportunities to come to market in South Wales for a long time and offers potential buyers a wide range of opportunities for its future use. Co-located with 275kv and 132kv substations, within a solar search area and adjacent to the Bristol Channel provides numerous opportunities for energy generation uses. Part of the site is also allocated as an existing employment site and given its scale, as well as its dramatic coastal location, makes it well suited for a comprehensive mixed use redevelopment.”
