Shipping companies seeking a distribution hub in the north of England for a gateway to the major European trade routes need look no further as Onward Holdings has specially built industrial units available in South Kirkby, West Yorkshire.

Langthwaite Business Park is based within the heart of the county with easy access to the motorway network and the great container ports of the North, including the state-of-the-art docks at Immingham, the UK’s largest.

The two adjacent units combined offer 212,500 square feet of storage (122,800 and just under 90,000 square feet respectively), with a total of 14 loading docks. The site incorporates a host of key features including two raised and two surface loading doors plus a 10,000 square-foot loading canopy, making Langthwaite Business Park ideal for containerised shipping.

There is generous external manoeuvring and parking areas, while a £1million investment in security measures also means the units are suitable for both ordinary and high risk products.

Due to the proximity of the M1, M62 and M18, the site benefits from reduced wasted mileage and is close to the railway freight network via the nearby Wakefield Europort. It is almost equidistant between the seaports of Immingham and Liverpool.

With around 80% of the UK’s population accessible in four hours, the purpose-built site is suitable for food, non-food retail and wholesale storage. In keeping with Onward Holdings’ zero crime tolerance strategy, Langthwaite Business Park has fully palisade fencing and security gates. It has also recently been officially recognised by West Yorkshire Police as crime free*.

Onward Holdings managing director Neil Storey said: “Langthwaite Business Park’s location is ideal for shipping companies as Leeds and Doncaster airports, as well as the containers ports at Immingham and Liverpool, are easily accessible. The fact that crime at the site is now at the lowest it has ever been also makes it one of the safest areas in the country and consequently a great place for those involved in container handling.”

Onward Holdings, which operates a number of highly competitively priced industrial warehousing and retail parks in the North of England, built two substantial warehouses on the site a few years ago and already has a variety of occupiers, but it has now launched a nationwide search to find a shipping company involved in container handling to occupy the outstanding units, which have the potential to create 100 new jobs.

Langthwaite Business Park already hosts a number of other businesses including The Ice Co Storage and Logistics, Forest Freight and Great Bear Distribution. The business park was originally known as Langthwaite Grange Industrial Estate and has undergone a major transformation since 2002, when it was then regarded as one of Wakefield district’s most troubled estates.

Promotion of the site is being undertaken jointly by GVA and Andrew Miller Chartered Surveyors of Sheffield, who are handling the letting of the final unit.

Onward Holdings has been involved in warehousing and industrial estates owned and run by the company since 1930.  Today, this family-run business is primarily involved in development and construction, including the provision of multi-sized warehouse facilities in the M62/M1/A1 corridor of West Yorkshire, and residential and mixed-use developments.

In addition to the Langthwaite site the business has an exciting development at Green Lane Industrial Estate at Featherstone and a large industrial estate in Scunthorpe, North Lincolnshire. The Scunthorpe estate is currently being developed and offers commercial and industrial land and buildings suitable for a variety of users on either a freehold or leasehold basis.
