CBRE has advised Firethorn on the acquisition of an 80.2-acre logistics site in Bardon, Leicestershire. The site benefits from detailed planning consent for two logistics units totalling 947,650 sq ft.

Strategically located within the East Midlands’ “Golden Triangle”, the site sits at the heart of the UK’s logistics market, with direct access to the national motorway network via Junction 22 of the M1. The scheme follows previous phases delivered by Mountpark, which are now occupied by a selection of established distribution and manufacturing occupiers.

Firethorn has acquired the site from Diamantem and will now progress the project, with plans to invest in excess of £125m to deliver the scheme on a speculative and build-to-suit basis.

Alex Schofield, Senior Director, Head of Industrial & Logistics Leasing and Development Advisory, London and South East, said: “Bardon represents a rare opportunity to deliver a large-scale, best-in-class logistics development in a highly supply-constrained location. Ideally positioned to meet increasing levels of occupier demand, the site benefits from excellent connectivity to the UK’s core consumer and manufacturing markets, and we look forward to seeing the scheme progress through to practical completion in 2027.”
