Cain International has agreed a 280,000 sq ft letting to Sika UK at its Sherburn42 industrial park in North Yorkshire, developed and managed by Firethorn on behalf of Cain.

Sika UK, the subsidiary of the worldwide Sika Group – which produces and markets a wide range of systems and products for the building sector and industrial manufacturing – will occupy 42% of Sherburn42.
Sherburn42 has been completed to an enhanced specification including minimum 50m yard depths and 50kN/sq m floor loading, alongside net zero carbon, BREEAM Excellent, and EPC A certifications, for which Cain and Firethorn has been delivering for the entirety of the portfolio. The site benefits from easy access to the A1(M) and the M62, with Leeds, York and Doncaster within a 40-minute drive, as well as Sheffield within an hour.
Cain and Firethorn initially partnered in 2022 to develop a Grade A logistics portfolio comprising seven sites, totalling 3.25 million sq ft across 22 individual properties. Since then, and following the integration of Blackbrook Capital, Cain has significantly expanded its presence in the sector, now managing €1.5 billion in assets across 10 million sq ft in the UK, France, Germany, the Netherlands and other European markets.
Tim Brazier, Senior Vice President at Cain International, said: “SH280 is a great example of the high-quality logistics space we’re delivering across key UK and European markets. It’s exactly the kind of asset that appeals to globally respected occupiers like Sika, and we’re pleased to be welcoming them to the space. This letting, alongside our deal with B&M Retail at Link674, reflects the strength of the portfolio we’ve been building in partnership with Firethorn, to deliver a best-in-class logistics platform.
James Sanders, Head of Industrial & Logistics at Firethorn, said: “Modern, adaptable and well-placed to facilitate business across the north of England, Sherburn42 is set within one of Yorkshire’s most strategic locations for manufacturing, distribution and innovation.
“As with all Firethorn developments, the site has been designed to respond to modern occupational demands and standards of quality, supporting the operational, commercial and environmental objectives of leading occupiers like Sika who we’re delighted to welcome to the park. With the final three units remaining, we have exciting conversations with a number of additional, quality businesses and look forward to announcing further customers on the remaining space in partnership with Cain International shortly.”
Sherburn42’s final three units, ranging from 57,171 – 190,527 sq ft, are available for immediate occupation. For more information, visit www.sherburn42.co.uk.
