An increasing number of warehouses and logistics centres are opting for an over-clad system when refurbishing a failing or ageing pitched roof. The biggest benefit of this option is that it causes minimal disruption to the building. It simply allows business to continue as usual while the work is carried out.

An over-clad system is one in which the existing roof on a building remains in place and a new built-up roof is installed above it. The surface of the old roof is cleaned and prepared, and an Air and Vapour Control Layer (AVCL) is placed on top. The system then uses a combination of top-hats, spacer bars, non-combustible insulation, and new external weather sheets to create a high-performing envelope over the original roof.
This metal over-clad system is ideal for both Industrial and Commercial roofs with a minimum 4° roof pitch (5.5° design pitch). The over-cladding can be fixed over an existing twin-skin system, composite roofs, and single-skin roofs, and, in some cases (depending on the roof condition), it can also be installed over a structurally suitable fibre-cement roof.
The benefits?
Minimal disruption – compared to re-roofing, where people and contents may need to be moved during the project.
Quick to install – and time is also saved due to not removing the existing cladding.
Modern look – that revives both the roof and walls of a building. There are a wide range of profile choices, colours and finishes.
Improved thermal efficiency & acoustic performance – by adding insulation over the existing roof.
Sustainability, an over-clad system reduces the waste generated by the removal and disposal of the existing cladding, keeping it out of landfill.
Gemello® Revive, (part of SIG Building Solutions) is a high-performance, over-clad system for roofs and walls that is produced in the UK. All components within the system are covered by the Gemello system warranty for up to 25 years. Instead of the building owner having separate warranties for each component, they provide one that covers the entire over-clad system and all its components. A system warranty saves on administration and provides peace of mind for the building owner.
