International real estate advisor Savills, on behalf of ESB, has brought to market a major land development opportunity in Knottingley, West Yorkshire.

Comprising approximately 51 acres (20.63 hectares) of development land and site zoned for light industrial and / or residential uses, the land offers excellent opportunities for redevelopment.

Located on the outskirts of Knottingley, the site is situated with Common Lane and Blackburn Lane to the west, an operational railway line to the south, the Knottingley and Goole Canal to the north and Southmoor Lane to the east, and consists of a former chemical works and the greenfield area.

Access to the national motorway network is available at Junction 33 of the M62 and the M62/A1M intersection is located approximately 1 mile to the north west of Junction 33. Further access is available via J34 of the M62 and the connectivity of the site will be enhanced further through the proposed relief road, giving direct access to J33 of the M62.

All expression of interest in the site should be received by 3pm on 18 October 2021 with the site to be sold by way of tender.
