Vinter Estates has submitted planning to create a distribution warehouse known as Focus 72 on the former Bensons Beds site at Hellaby Industrial Estate in Rotherham. Construction of Focus 72 will commence following receipt of planning permission with completion scheduled for late 2021. Savills and Heaney Micklethwaite have been instructed jointly to market the unit to prospective occupiers.

Focus 72 will comprise 72,685 sq ft of warehousing space with integral ancillary offices. The site will benefit from 10m eaves height, 7 dock level, 2 drive in ground level loading doors, an extensive secure yard and staff car parking.

The premises are located on Bramley Way, part of the established Hellaby Industrial Estate. The site is located approximately five miles from Rotherham town centre and nine miles to Sheffield, and benefits from easy access to Junction 1 of the M18, M1, A1(M), and M62. Other occupiers on the estate include Stanley, Clipper, KP, Pearson and Acorn Industrial Services, among others.

Tom Asher, Director in the industrial team at Savills Leeds, says: “Demand is continuing to outstrip supply for industrial units in Yorkshire across all size profiles. High quality units in locations with excellent transport connectivity remain the most in demand.
