Goodman has broken ground on a combined 477,370 sq ft of prime distribution and logistics space at Crossways Commercial Park in Dartford.

The three high-specification units of 238,800 sq ft, 137,365 sq ft and 101,205 sq ft respectively will open up opportunities for retail, e-commerce and third-party logistics customers in this sought-after M25 location, just 22 miles outside Central London.

Due to complete in Summer 2021 and what will be one of Goodman’s most sustainable UK schemes to date, Crossways Commercial Park forms part of the Group’s global strategy to meet the increasing demand for strategically located logistics space with close proximity to large consumer markets. The Park’s M25-adjacent location has 9.2 million consumers within a one-hour drivetime, with a combined purchasing power of £185 billion1.

Customers operating from the Park will be able to benefit from this growing purchasing population, combined with unrivalled national and international connectivity. The location’s excellent transport links offer direct access to Junction 1a of the M25 (Dartford Crossing), providing fast connections to the Capital and the national motorway network, while being within easy reach of the Channel Tunnel, Port of Dover and London Thamesport.

The site is also in a prime position to enjoy the benefits of the proposed Lower Thames Crossing. Expected to open in 2027, this will open up 90% additional road capacity, building on Dartford’s reputation as a key area for logistics and transportation.

Part of the established Crossways Business Park, the high quality development will join existing industrial, office and leisure space at the 300-acre employment site, already home to leading brands including John Lewis, ASDA, DHL, Kuehne+Nagel and Yodel. Employees will benefit from a vibrant employment site, with excellent amenities, designed to promote health and wellbeing.

In line with Goodman’s commitment to creating sustainable developments, and the targets set out in its global 2030 Sustainability Strategy, Crossways Commercial Park will be future-ready, ensuring the site offers flexibility and agility for its customers as business, supply chain and operating models continue to evolve. This will include solar-enabled infrastructure, electric car charging points and rainwater harvesting, delivering environmental benefits as well as energy, cost and maintenance savings to Goodman’s customers. Each property will also feature a carbon neutral cladding system with superior air tightness, designed to meet ‘chill-store’ and ambient product requirements.

Crossways Commercial Park is being delivered by Readie Construction, with units available for occupation from Summer 2021.

The appointed agents on the scheme are CBRE, Colliers and Savills. For more information and to enquire about Crossways 239, 137 and 101, please visit uk.goodman.com/properties-for-lease/crossways-commercial-park.
