ROSSENDALE-based property group B & E Boys expanded its key development site at Waters Meeting, in Bolton, earlier this year, with the acquisition of the adjacent Sandusky Walmsley factory site for £8.25m. This gives them a total holding in the area of 45 acres – and they have pledged to create facilities there for 1,000 jobs.

Interest in the prime site has been high as it boasts a convenient location next to the ring road, and is within easy access of the M60/M61motorway network, yet is also close to the centre of the town.

Both national and local companies have bought or leased new, high specification offices and industrial warehouse units.

Company chairman Brian Boys said: “This acquisition makes our site at Waters Meeting the largest development opportunity in Bolton and one of the largest in the North West.

“There is over 200,000sq ft of existing warehousing available on the site, and we aim to provide affordable industrial and office space. Phase 1 of our new speculative 35,000 sq ft industrial development is now fully taken.”

Work was completed last year on Phase II, which provided 55,000 sq ft of industrial workspace. Only two units remain on this phase, for sale or rent, and on Phase IV, construction is well underway for a technology park comprising five blocks of office including smaller units.

B&E Boys are also responding to the demand for self storage facilities and have recently developed two sites at Crompton Way, Bolton and Bolton Road, Bury. The two sites offer both domestic and commercial use, with a convenient collection and delivery service in flat-pack styled containers.

In Bury, B&E Boys have built a prestigious office development The Pavilions, offering high quality design/new build accommodation close to Junction 2 of M66. Offering self contained work-space, freehold or leasehold, the development has been highly sought after.

Recognizing that direct motorway access is vital for many companies, B&E Boys built J2 Business Park on Bridge Hall Lane, Bury, just minutes from the M66. It offers articulated access for lorries on a single storey level, ideal for warehousing and distribution.

The family owned and managed company is continuously searching for new opportunities throughout the North West, and assesses potential sites whenever they come on to the market.
