imbc-e4-2-5-08IM Properties has attracted a second major car component distribution user to its Birch Coppice Business Park in a rental deal focussing on a 256,000 sq ft (23,783 sq m) speculatively built logistics facility on phase one of the rail served development.

Euro Car Parts the UK’s largest supplier of parts and garage equipment for cars and light commercial vehicles supplied to independent garages and retailers have agreed lease terms on unit E4 which sits adjacent to the distribution hub of VW Group Logistics operated by Ceva Logistics. The popularity of the 400 acre (162 ha) business and logistics park which is also home to Ceva Freight Forwarding and UPS is underscored by its prime location at junction 10 of the M42 motorway north in North Warwickshire.

It is expected that the new facility which will serve Euro Car Parts rapid growth in the “value service parts” sector of the independent aftermarket will create new employment opportunities at the Birch Coppice facility.

Established in 1978 Euro Car Parts operates over 70 outlets throughout Britain contributing to an annual turnover exceeding £230 million.

Mike Eagleton of Birmingham commercial property agents Eagleton & Co. who brokered the deal on behalf of IM Properties said: “This letting virtually exhausts the available supply of new well located distribution units in this size bracket in the region. There is a definite ground swell of interest in rail served sites from big named high street retailers. Our perception is that they do not necessarily need a direct rail link into their business space requirement but do want the insurance of a rail freight terminal on the park”.

With only two design and build development plots totalling 10 acres (4 ha) remaining on the first phase of Birch Coppice, IM Properties has submitted a planning application to North Warwickshire Borough Council for a 123 acre (49.9ha) second phase of 2 million sq ft (185,800 sq m) of B8 distribution space. Both phases will benefit from the on site Birmingham Intermodal Freight Terminal. The container rail freight facility currently serves 8 train movements a day linking Birch Coppice to the ports of Southampton, Felixstowe and Thamesport.
